As the instructed project manager for an office building, you are being asked to analyse the architectââ¬â¢s design concerning economical aspects, by answering all the tasks in this brief. Task 1.1 a) Describe and explain the difference between real estate and other assets / economic goods (e.g. capital products). In order to know the differences between real estate and financial assets, one must first understand what these assets are. First and foremost, real estate is all of the value-generating properties and commodities owned by the client, being physical items such as lands and buildings on which you can put a specific value on. Such value is determined by various factors like the location, functionality and cost. Meanwhile, financial assets are all those transactional instruments which can be converted into cash. In fact, such assets can be in the form of trade receivables, shares or bonds and are done to represent an underlying value or percentage of the real estate. The difference between the two, is that such financial assets are more liquid when compared with real estate since they can be easily converted into cash. In fact, financial assets such as stocks can be easily sold within a matter of hours while real estate normally takes months to sell. Another difference between the two, is that the actual property may experience depreciation through the years while financial assets may generate more cash flow due to perpetual growth over the years. Needless to say, one must keep that in real estate the client would own the actual land, a land component which will have an infinite lifetime. Also, financial assets may possess a greater risk since the investment being done canââ¬â¢t be physically seen or studied. There are various reasons why a client should invest in real estate. These three main reasons are; Rental Such procedure is considered to be an old practice which is still commonly used nowadays, were the client buys a property and rent it out to a tenant/s. In fact, in such system the client/landlord is responsible to maintain such property in a condition and ensure that all taxes and other fees are also paid by this individual. On the other hand, the landlord will then request the tenant to pay a specific fee to cover all of the cost for maintenance and accommodation. Usually, when the mortgage of such property has been paid, the consequent rents will become a profit to the client. Trading Unlike the rental procedure, trading involves the buying of property with the intention of holding them for a short period before sell them in order to make profit. Especially when it comes to undervalued properties, a prospective client can make a substantial amount of profit for a low capital investment especially when renovation are done. Develop Although the previously mentioned reasons can offer a reasonable profit to the client, one must not forget that once an investment is done on a real estate it can offer multiple possibilities to develop such property. If adequate planning is used within the timeframe of the office building, it can reduce losses while also saving from the overall cost and time. In fact, such client tasks may include: Schedule Monitoring Quality Assurance Decision making Cost Monitoring Permit compatibility Although these are only few of the tasks that fall under project management, for this reason a project manager is appointed on behalf of the client. Such appointment must be done in order to have an individual which can make decisions and report back to the client. Since the office building may require a substantial amount of time to manage, a team of project management must be set up in order to realise the clientââ¬â¢s concept. Within the office building the project manager will handle the mentioned client tasks like monitoring of schedule to ensure the deadline date is met, monitor cost to keep in line with the budget, conduct quality assurance to make sure they are within the agreed specifications and also support the client in the remaining tasks. (200 words) As the project manager of the office building, it is important to have a number of skills that ensures one can be comfortable with the specific project type and responsibilities associated with it. Such responsibilities may include process organisation, target definition, planning process and construction implementation. The project manager has to be able to give the best advice to the client, while building a healthy communication with the architects and specialists found within the project. Furthermore, by clearly defining the ââ¬ËTarget Definitionââ¬â¢, the project manager will ensure that all phases are done one after the other in the smoothest way possible. Points of Machiavelli in “The Prince”
Part 15 of Machiavelli's The Prince, entitled Of the Things for WhichMen, and Especially Princes, Are Praised or Blamed, states that, in order for aman to maintain control of a government and better that territory, he mustengage in certain actions that may be deemed immoral by the public he serves. Machiavelli argues a valid point, that the nature of man is twofold,encompassing good and evil, right and wrong. The effectiveness of his argument,however, relies on the fact that the person reading his essay is an objectiveobserver of human nature. Not leaving this to chance, Machiavelli plays apsychological game with the reader in order to convince them of his argument. Machiavelli prefaces his thesis with commentary that attempts to placethe reader in a subordinate state-of-mind. He confesses to the reader that hefears sounding presumptuous for writing about a subject covered many timesbefore by others and differing from their opinion in the matter. This statementplaces the author at the mercy of the reader and prepares them to hear an ideathat may not be popular. Having been asked forgiveness for the pride of theauthor, the reader drops barriers that he may have against arguments driven byego and opens his mind to Machiavelli on a personal, sincere level. By placinghimself at the feet of the reader, Machiavelli puts himself and his argument ina position of power. He wastes no time in using this power to gain more controlover the reader. In the next sentence he states that his intention is to createan outline for behavior in public office â⬠of use to those who understandâ⬠. Thisstatement compels the reader to agree with the points that the trustworthy,forthright Machiavelli argues, or be relegated the ranks of those ignorantdullards that do not understand. Machiavelli then presents his thesis, that aruler must use both good and evil in order to maintain his power over the state. The reader has almost no choice but to accept this idea before any proof hasbeen given. With the reader in the palm of his hand, Machiavelli needs only tomake a very general argument of his point to convince the reader of its validity. The author states that there are actions for which a prince is eitherpraised or blamed. He lists many examples of good qualities and their opposingattitudes. Instead of labeling them good and evil, however, Machiavelli titlesthem imaginary and real. By calling the good traits and the leader who possessesthem imaginary, he removes the bite that the mention of evil doing may have onthe reader. Removing this emotional punch makes his thesis, that evil behavioris necessary to properly rule, obvious. Machiavelli applies the rules he sets out for successful management of anation to his own writing. He is cautious not to offend the reader with a statement that is too specific. He manipulates the mind of the reader in orderto quell his emotions and make him more accepting of his opinion. He seems weakwhen he is most powerful and seems powerful when he has no legs to stand on. Heis cautious and polite when his foe's defenses are up and attacks with all ofhis resources at his foe's weaknesses. Machiavelli writes a strongly convincing essay. The proof for his opinion lies not only in the words he speaks but in the flow and believability of the work itself through the utilization of the very techniques he exhorts.

History of the Gatling Gun and Dr. Richard Gatling
In 1861, Dr. Richard Gatling patented the gatling gun, a six-barreled weapon capable of firing a (then) phenomenal 200 rounds per minute. It was a hand-driven, crank-operated, multi-barrel machine gun. The first machine gun with reliable loading, the gatling gun had the ability to fire multiple sustained bursts. Inventing the Gun Gatling created his gun during the American Civil War. He sincerely believed his invention would end theà war by making it unthinkable to use because of the horrific carnage it would cause. At least, Gatling thought, the guns power would reduce the number of soldiers required to remain on the battlefield. The 1862 version of the gatling gun had reloadable steel chambers and used percussion caps. It was prone to occasional jamming. In 1867, Gatling redesigned the gatling gun again to use metallic cartridges. This version was bought and used by the Army. Life of Richard Gatling Born Sept. 12, 1818, in Hertford County, North Carolina, Gatling was the son of planter and inventor Jordan Gatling, who held two patents of his own. Besides the gatling gun, Gatling also patented a seed-sowing rice planter in 1839 that was later adapted into a successful wheat drill. In 1870, Richard Gatling and his family moved to Hartford, Connecticut, home of the Colt Armory where the gatling gun was manufactured.
